Ryan Companies has closed financing and started construction on Trailside at Dia Crossing, a new rental community planned for 350 multifamily units in Fort Myers, Florida. The project will comprise eight residential buildings positioned at the gateway to Estero, at the intersection of U.S. 41 and Alico Road. The development team expects the community to be ready for initial move-ins by the first quarter of 2027, following completion of the construction program now underway.

US Bank is providing construction financing for Trailside at Dia Crossing, supporting delivery of new rental housing inventory in one of Lee County’s most heavily traveled corridors. The site is prominently located at one of the busiest intersections in the county, giving the future community strong regional visibility and convenient access to surrounding employment, education, retail and healthcare destinations.

The project program includes a range of resident amenities anchored by a central park and a 30-acre nature preserve integrated into the property. Residents will have access to a kayak launch connecting to Estero Bay, underscoring the community’s proximity to the area’s natural coastal environment. Planned shared spaces also include a fitness center, swimming pool and a 9,500-square-foot clubhouse intended to serve as a social and activity hub for the community.

Trailside at Dia Crossing is located minutes from Gulf Coast Medical Center and Florida Gulf Coast University, situating residents close to major healthcare and higher-education employers. The location also provides access to nearby regional attractions, including the Spring Training facilities for the Boston Red Sox and Minnesota Twins. The amenity-rich setting and accessibility to both employment centers and recreational venues position the community for a broad resident base.

The property is further supported by established surrounding retail and services infrastructure. According to the project announcement, more than 16 grocery stores are located within a four-mile radius of the site, offering residents multiple options for daily needs. Southwest Florida International Airport is also a short drive away, enhancing connectivity for residents who travel frequently for business or leisure.

With financing in place and construction started, Trailside at Dia Crossing adds a sizable multifamily development to the Fort Myers pipeline.
