### Ryan Companies and Alidade Capital Break Ground on Chandler Industrial Project
Ryan Companies and Alidade Capital have officially broken ground on the **Chandler Freeways Business Park**, a **190,475-square-foot industrial development** in Chandler, Arizona. According to *CommercialEdge*, the project includes the conversion of a **175,654-square-foot office building** into an industrial facility. The development is expected to be completed by the **fourth quarter of this year** and is located at **6955 W. Morelos Place**, less than a mile from **Highway 202**.
As part of the plans, the existing **two-story office building** will be transformed into an **87,600-square-foot, single-story industrial facility**. Additionally, a **new 102,875-square-foot industrial building** will be constructed. **Butler Design Group** provided design services for the project.
Ryan Companies acquired the office property in **November 2024** from **Landwin Management Co.** for **$16.8 million**. The building had been leased by **Verizon** since 2004. Interestingly, the structure was **originally built as an industrial facility** before being **converted into an office building**. Now, its adaptable design allows it to return to its **initial industrial use**.
