Ross Stores, Inc. has committed to a major office relocation, signing an approximately 115,000-square-foot lease at the ROW DTLA complex for its West Coast merchandising hub. The retailer is moving from Downtown’s central business district to the 32-acre campus, consolidating a large creative office footprint and outdoor space into a single location.
According to the parties involved, the new lease is structured around roughly 110,000 square feet of creative office space supported by 5,000 square feet of exclusive rooftop area. The configuration is intended to house Ross’s merchandising operations for the West Coast, offering a large-format, open-plan environment alongside dedicated outdoor space for the tenant.
ROW DTLA has been attracting a growing roster of fashion, athletic, and resale brands, and Ross will join an existing tenant mix that includes Adidas, Wilson, and Fashionphile. The campus has positioned itself as a destination for design-focused and fashion-oriented office users seeking a different environment from traditional central business district towers.
Ownership and management at ROW DTLA describe Ross’s relocation from the CBD as consistent with a broader pattern of fashion brands choosing to establish a long-term presence at the property. Sarah Icke, director of asset management at ROW DTLA, noted that the move follows recent leasing activity from apparel brand Pistola and a renewed commitment from fashion company Revolve, reinforcing the campus’s appeal to fashion-sector office tenants.
On the landlord side, Rowan DTLA was represented in the transaction by a JLL brokerage team consisting of Jaclyn Ward, Cassie Trosclair, and Sarah Hancock. Ross Stores was represented by CBRE, with John Zanetos and Kelli Snyder advising the retailer on the lease. Financial terms, lease duration, and ownership details of the property were not disclosed.
The transaction underscores continued tenant interest in large blocks of creative office space within mixed-use urban campuses, particularly among retail and fashion brands seeking environments that align with their corporate identity. While specific deal economics were not made public, the size of Ross’s commitment signals a strategic investment in its regional merchandising operations and adds to the momentum of fashion-oriented leasing at ROW DTLA.
