Interra Realty recently facilitated the sale of a mixed-use building in Chicago’s Rogers Park neighborhood for $8.15 million, equating to $118,116 per unit. The off-market deal was self-represented by a local private seller and brokered by Interra Associate Kevin Rahmanim on behalf of the buyer.

Constructed in 1931, this courtyard building had not been sold in over 50 years before this transaction. According to Rahmanim, there has been a surge in investor demand for middle-market multifamily properties like this one.

The property is located at 7219 N. Sheridan Road and features three studios, 37 one-bedroom units, and 21 two-bedroom units along with eight ground-floor retail spaces. Recent upgrades have been made to the building systems and it is conveniently situated within walking distance of various dining options as well as shopping and entertainment opportunities.
