**Roers Companies Secures $91.4M in Financing for Naples Multifamily Developments**
Marcus & Millichap Capital Corporation (MMCC) has arranged $91.4 million in construction financing for two new multifamily developments in Naples, Florida — Vintana at Vanderbilt and The Karlyn. The developments will add a combined 309 residential units to the area.
Vintana at Vanderbilt, a 150-unit luxury apartment complex, will be located at 3375 Vanderbilt Beach Road. Positioned adjacent to the Ritz-Carlton golf course and just minutes from Naples’ renowned beaches, the property will offer high-end finishes and resort-style amenities upon completion.
The Karlyn, a 159-unit active adult community for residents aged 55 and older, will be located at 7576 Immokalee Road, also near the Gulf Coast shoreline. Like Vintana, The Karlyn will feature upscale design and amenities tailored to its active adult demographic.
The financing package includes $78.9 million in senior debt from Kayne Anderson, and $12.5 million in mezzanine financing provided by SteepRock Capital. Gary Sefcik of MMCC’s Manhattan office arranged the deal on behalf of project sponsor Roers Companies.
“Ranked as the No. 1 place to live in the United States, Naples has high barriers to entry, stringent zoning regulations, and limited availability of multifamily-zoned sites,” said Sefcik. “These developments address a clear market demand for luxury and active adult rental housing in this highly desirable community.”
Both projects are expected to be completed in 2027.
