**Riverside Properties Transforms Former Poultry Site into Advanced R&D Space in Cambridge**
Riverside Properties, Inc., through one of its affiliates, has completed the redevelopment of 613-629 Cambridge Street in Cambridge, Massachusetts. The site, formerly occupied by the historic Mayflower Poultry Company—recognizable by its iconic “Live Poultry – Fresh Killed” sign—has been transformed into a modern mixed-use facility designed for office, research and development, laboratory, and retail purposes.
“Riverside’s vision for redeveloping 613-629 Cambridge Street was to create highly flexible R&D space for locally founded companies with teams in and around Kendall Square and MIT,” said Riverside President Brett Levy. “While sites like this are often sold for residential or laboratory development, we saw a unique opportunity to reimagine the building within its existing footprint. By leveraging its tall ceilings and high-capacity concrete floors, we’ve made it ideal for housing large and heavy equipment.”
Before the redevelopment was completed, Riverside secured a lease for 16,500 square feet of the 17,500-square-foot building with a company based in nearby Kendall Square. Riverside collaborated with the tenant to custom-design and construct a facility tailored to the tenant’s research in robotics and artificial intelligence.
This adaptive reuse exemplifies how thoughtful redevelopment can preserve the urban industrial legacy of Cambridge while supporting the city’s innovation ecosystem.
