**Rise Partners Planning Major Mixed-Use Development in York County**

Rise Partners is setting its sights on a 97-acre site in York County for a substantial mixed-use development project that includes commercial, retail, office, and residential components.

According to documents under review by the county’s planning agency, the proposed project seeks approval for up to 300,000 square feet of commercial and retail space and approximately 95,000 square feet of office space. Additionally, the development would feature up to 247 residential units.

The project site is strategically located at the intersection of Old York and Adnah Church roads, situated between Rock Hill and York. Development plans outline a two-phase approach: the first phase encompasses 35.1 acres and would include all commercial, retail, and office elements. The second, larger phase covers 61.9 acres and would be allocated for residential development, with a mix of single-family attached and detached homes, allowing for up to four units per acre.

The project is moving through the approval process, and records indicate it could come before the York County Council for final consideration as early as next month.

Other entities involved in the proposal include Prestige Land and Site Works LLC and Ivester Group, the current landowners.
