### RG Real Estate Acquires TownPark Commons at Significant Discount

**RG Real Estate** has purchased TownPark Commons for $42 million, a substantial reduction from its appraised value four years ago. In April 2021, the office park was valued at $79.1 million, but it sold for nearly 47% less—approximately $120 per square foot. The property, located off George Busbee Parkway, spans 20 acres and is a short drive from Kennesaw State University.

The sale was facilitated by **KeyBank National Association**, acting as a special servicer on behalf of a trust.

According to the *Atlanta Business Journal*, TownPark Commons was part of **Adventus Realty Services’** portfolio, which backed a $350 million commercial mortgage. The loan was securitized, and after foreclosure on the metro Atlanta properties in December, the trust representing the loan’s investors initiated the sale.

TownPark Commons comprises four office buildings with a total of 350,000 square feet of space and is currently 96% occupied.
