AZ Opportunity Fund, also known as AZOFund, recently acquired 31.7 acres of land in Colorado Springs with the intention of creating the Colorado Aerospace Business Center (CABC). This innovative park will feature over 320,000 square feet of industrial space and multiple retail pad sites. The seller for this transaction was Sherpa Commercial Real Estate.

Located at the intersection of Bradley Road and Foreign Trade Zone Blvd., CABC will serve as a central hub for aerospace companies. AZOFund has carefully planned out this business park to meet the specialized infrastructure needs of high-tech and government contracting companies.

To bring their vision to life, AZOFund has partnered with design-build firm ARCO/Murray to serve as both architect and general contractor for the project. Site preparation is expected to begin in August 2024 for Phase I, with core and shell completion targeted for second quarter 2025.

Leasing services will be handled by Cushman Wakefield while Chuck Armstrong from Weichert Realtors Pikes Peak Group represented the seller in this land transaction.
