### Retail Phase of 250K-SF Bastrop Mixed-Use Project Underway

Pearl River Cos. has officially broken ground on the first phase of retail construction at Sendero, a 75-acre mixed-use development located at the intersection of State Highway 71 and Farm to Market Road 969 in Bastrop.

Sendero is designed to include 250,000 square feet of retail and restaurant space, 782 apartments, a hotel, and over 100,000 square feet of medical and wellness office space.

The first phase of the residential component, Alta Trails, has already been completed. Originally known as Alta Blakey, this phase was developed by Wood Partners, who purchased the multifamily portion of Sendero from Pearl River in 2023. Planning is currently underway for the second multifamily phase.

The retail section now under construction spans 32,000 square feet and is located along the northern edge of State Highway 21. Several tenants have already been secured. Future phases will feature a 65,000- to 120,000-square-foot space for an anchor tenant, along with a 30,000- to 50,000-square-foot space for a junior anchor tenant.
