Marcus & Millichap recently completed the sale of The Shops at Ledgebrook, a 105,499-square-foot grocery-anchored shopping center located in Winsted, CT. The property was sold for $14.06 million.
According to Joseph French Jr., senior managing director investments with the French Retail Team of Marcus & Millichap, their team was able to showcase the potential for increased income to attract investors and achieve a high selling price. One of the main challenges they faced was demonstrating value for approximately 33,000 square feet of vacant space.
French and senior associate Kodi Traver represented the seller – a private investor based in Purchase, NY – and successfully procured a buyer from Closter,NJ-based investor.
The shopping center was built in 1989 on 14 acres and is anchored by Stop & Shop with gas pumps occupying over half (52,704 square feet) of its total area. Other notable tenants include Webster Bank,Ledgebrook Spirit Shop Community Residences Inc., Sophia’s Pizza Restaurant,and China Delight.John Krueger serves as Marcus & Millichap’s brokerof recordin Connecticut.
This transaction highlights strong demand for grocery-anchored retail properties that offer potential growth opportunitiesfor investors.

Steve Smith also scored half-century (57) while Rahul Tewatia chipped-in quickfire cameo towards end scoring unbeaten run-a-ball-24 helping RR post competitive total on board despite losing early wickets inside powerplay overs.
In bowling department, Jofra Archer continued his good form picking two crucial wickets upfront before Jaydev Unadkat picked three important scalps later on restricting DC below par score despite Marcus Stoinis’ quickfire fifty towards end which helped DC reach close enough target set by Rajasthan Royals courtesy some tight death over spells by Kartik Tyagi & Tom Curran respectively.

I was contacted by an amazing artist named Sarah who creates beautiful hand painted silk scarves. She wanted to know if I would be interested in creating a custom piece of jewelry for her new collection. After looking at her work, I was thrilled and honored to be asked! We decided on a beautiful scarf that she had painted with shades of green and blue.
I started by sketching out some ideas based on the colors in the scarf as well as Sarah’s inspiration photos from nature. Once we agreed upon an idea, I got busy working!
The design is made up of two separate pieces – one for each side of the necklace – which are then connected together with jump rings.
Once all my little silver leaves were cut out (and there were A LOT!), it was time to solder them onto their back plates…
After they were all soldered into place, it was time to add texture! This part is always fun because you get see how much more interesting your piece becomes once you’ve added texture!
Next came patina…which turned everything black!! But don’t worry…it gets better 🙂
After sanding off most of the patina (leaving just enough behind so that when polished it will have an antiqued look), adding some bezels around those gorgeous stones Sarah sent me AND setting them into place….
It’s starting too look like something!!

A man has died after being hit by train near Croydon station this morning.
Emergency services rushed to East Croydon station shortly before 7am today following reports someone had been struck by a train.
British Transport Police (BTP) officers and paramedics from the London Ambulance Service attended but the man, believed to be in his 20s, was pronounced dead at the scene.
A BTP spokesman said: “We were called to East Croydon station shortly before 7am on Monday following reports of a person being struck by a train. Officers from BTP and colleagues from London Ambulance Service attended but sadly one person was pronounced dead at the scene.”
The incident is not currently being treated as suspicious and officers are working to identify him so that his family can be informed.
Train services between Victoria or Clapham Junction towards Gatwick Airport have been disrupted due to this morning’s incident.
