**Strip Center Adjacent to Angel Stadium Sells for $11.3 Million**
Hanley Investment Group Real Estate Advisors has arranged the sale of Pique at Angel Stadium, a fully occupied, 15,710-square-foot multi-tenant retail strip center located adjacent to Angel Stadium in Anaheim. The property, formerly known as The Shops at Stadium Towers, sold for $11.3 million.
The center is located at 2406-2432 E. Katella Avenue and includes eight tenants, with a tenant mix of 78% restaurants and 22% service-oriented businesses. Notable tenants include Comerica Bank. The retail complex is positioned within walking distance of both the Honda Center and the OCVIBE entertainment district, adding to its appeal.
The seller, a private investor based in Los Angeles, was represented by Hanley Investment Group’s Senior Vice President Lee Csenar and President Ed Hanley. The buyer, Vista Emerald, LLC, was represented by Omar Hussein of Beacon Realty Advisors.
“We identified an exchange buyer through cross-marketing of another high-profile Orange County asset,” said Csenar. “This transaction illustrates ongoing investor interest in internet-resistant, service-oriented retail centers — particularly those with essential tenants in prime Orange County markets.”
