### Tower Life Transformation Underway
After three years of preparation, the conversion of the iconic Tower Life office building into apartment units has officially begun. McCombs Enterprises, Ed Cross, and Jon Wiegang have acquired the property and enlisted J. Jeffers & Co. to spearhead the renovations. The project will transform the 31-story tower at 310 S. Saint Mary’s St. into a 243-unit mixed-income apartment community, featuring retail spaces on the ground floor and River Walk level.
According to the *San Antonio Business Journal*, the city’s Historic and Design Review Commission approved the building for historic tax certification last year. This designation grants relief from ad valorem taxes for five years after the renovations are completed. Following that period, the property will be reassessed and taxed at 50% of its market value every five years. During a presentation to the commission, an architect estimated the redevelopment would take approximately 20 months.
Originally designed by local architecture firm Ayres & Ayres, the Tower Life building first opened as an office space in 1929. Now, nearly a century later, this historic structure is being reimagined to meet modern residential needs.
