"Reno Warehouse Acquired by Clarion for $41.6M"

CBRE has successfully facilitated the sale of a newly constructed industrial building in McCarran, Nevada for $41.6 million. The 322,400-square-foot property located at 500 Denmark Drive was sold to Clarion Partners, a real estate investment firm.

Represented by CBRE National Partners’ Brett Hartzell and Paige Morgan, Pure Development was the seller in this transaction. The exclusive leasing agents for the property are CBRE’s Daniel Buhrmann and Eric Bennett.

Featuring impressive amenities such as 32-foot clear heights, 36 dock doors (expandable to 62), two drive-in doors, ample trailer parking and full drive-around capability; this building is sure to attract potential tenants.

According to Richard Schaupp from Clarion Partners: “The area’s value proposition relative to other higher-cost West Coast markets combined with its low-tax and business-friendly environment make McCarran an ideal location for industrial users looking to expand their regional logistics presence.”

Situated in Tahoe Reno Industrial Center just a short distance from downtown Reno; this prime location is surrounded by major national tech companies like Home Depot and Chewy.com making it highly desirable among e-retailers as well.

This recent acquisition marks another successful venture for Clarion Partners who continues their growth strategy within the thriving data center market without any signs of slowing down anytime soon.
