Remodeling KC Hardesty Federal Complex: Arnold Development to Invest $224.9M

Arnold Development Group is targeting a large-scale renovation of the 12-story Hardesty Self Storage building at 5401 Independence Avenue and several surrounding two-story structures within the former Hardesty Federal Complex in Kansas City’s Historic Northeast neighborhood. This estimated $224.9 million phased project across 22 acres southeast of Hardesty and Independence avenues was recently approved by the City Council, with plans to repurpose more than one million square feet for mixed use.

The proposed Northeast Market District includes 587 mixed-income apartments, a 30,000-square foot daycare facility, 41,000 square feet of retail space including an indoor food hall (19K sq ft), fitness center (9K sq ft) and health clinic (5K sq ft). Additionally there will be a farmer’s market as well as food truck plaza on site. The original National Cloak & Suit Co Building was built in 1919 before being converted into storage units later on.

This major redevelopment project promises to breathe new life into this historic area while providing much needed amenities for its residents – all reported by Kansas City Business Journal .
