### Related Group Plans Redevelopment of Claude Pepper Tower in Miami

Related Group is proposing a redevelopment of the Claude Pepper Tower public housing site in Miami’s Health District. The property, located at 750 N.W. 18th Terrace, spans 2.86 acres and currently features a 12-story tower built in 1969. The existing structure includes 166 affordable apartments and a community center.

The company aims to replace the current building and community center with a modern residential tower under the state’s Live Local Act. This legislation permits developers to build multifamily units on commercial or industrial sites at the maximum allowable density and height, as long as 40% of the units meet workforce housing standards for individuals earning up to 140% of the area median income.

The proposed 14-story tower, named the Residences at Claude Pepper, would feature 398 apartments, a 410-space parking garage, and a 4,400-square-foot community center. Planned amenities include a fitness center, clubroom, sports court, coworking space, and an interior courtyard. Apartment sizes would range from 610 to 970 square feet.
