**Related Cos. Plans Ambitious Mixed-Use Development in Austin**
Related Companies is pursuing a rezoning request from the City of Austin to develop a major mixed-use project near the intersection of South Congress Avenue and East Riverside Drive. The proposed development would encompass nearly 600,000 square feet of office space, 950 residential units, a 225-room hotel, and 135,000 square feet of restaurant, grocery, and retail space.
As part of the zoning request, Related is asking for building height allowances of up to 650 feet at the center of the 6.5-acre property and 500 feet along the site’s edges, signaling a significant addition to the city’s skyline.
According to the Austin Business Journal, the company envisions a cluster of buildings that remain active throughout the day, supporting a vibrant, mixed-use environment.
The site currently includes a two-story and a five-story office building, the South Congress Square Apartments, and the popular Ego’s karaoke bar.
While the zoning decision is still pending, construction is not expected to begin immediately. If approved, the project would still require at least two years for site development planning and securing financing before groundbreaking.
This proposed venture underscores Related’s expanding footprint in key urban markets and its commitment to large-scale, mixed-use developments that combine residential, commercial, and hospitality elements.
