**Vacant Denver Manufacturing Site Slated for Major Mixed-Use Development**
A once-industrial site in Denver, which has remained mostly vacant since 2010, is now under consideration for a transformative mixed-use project. Located at 1717 E. 39th Avenue, the property includes several historic industrial buildings that formerly housed the Denver Rock Drill Manufacturing Company—an early 20th-century manufacturer of pneumatic drills used in the mining industry.
The proposed redevelopment, submitted by the OliverBuchanan Group on behalf of the Weiss family, envisions a significant revitalization of the area. Plans call for between 600,000 and 850,000 gross square feet of residential space, along with 40,000 to 60,000 square feet allocated for office use. Additionally, developers aim to create 100,000 to 150,000 square feet for mixed retail purposes, and another 100,000 to 130,000 square feet designated for hotel accommodations.
The project, which could include buildings as tall as 16 stories, is currently under review by a Denver planning board. A public hearing before the Denver City Council is scheduled for September 15 to discuss the proposal further and gather community input.
This development marks a major step in transforming a long-dormant industrial parcel into a vibrant mixed-use hub in northeast Denver.
