Realberry has started vertical construction on the retail core of Avenue South, a large-scale mixed-use district planned within the Centerra community in Loveland, roughly 46 miles north of Denver. The work marks a key milestone for the 140-acre project, which is designed as a walkable environment combining retail, office, dining and a substantial residential component at the intersection of I-25 and U.S. Highway 34.
Avenue South is being positioned as an extension of Centerra, one of the region’s established commercial hubs. The new district is planned to knit together daily-needs retail, restaurants and workplaces with new housing options, creating an integrated neighborhood rather than a single-use shopping destination. The focus on walkability within the master-planned community is intended to link the future residential blocks with the emerging retail main street and employment areas.
The initial phase now under construction centers on a retail core programmed for 18 restaurants and 33 retailers. A key component of that lineup is the first Whole Foods Market store in Loveland, which will be situated directly next to The Marketplace at Centerra. The Marketplace is described as one of northern Colorado’s largest contiguous shopping centers, and the addition of a new grocery anchor is expected to further concentrate retail activity in this part of the city.
Beyond the retail and dining mix, Avenue South is planned to deliver a significant amount of housing. At full build-out, the community is expected to feature 1,250 apartments, condominiums and townhomes. These units are intended to bring a resident base within walking distance of the project’s shops, restaurants and offices, supporting an around-the-clock environment within Centerra.
The office component of Avenue South is slated to include 150,000 square feet of space. That program will be anchored by a 140,000-square-foot corporate headquarters for Hensel Phelps, a general contractor relocating from nearby Greeley, Colo. The new headquarters will represent the majority of the district’s planned office footprint. Vertical residential construction is anticipated to begin in 2027, following the initial build-out of the retail core.
Avenue South rises within the 3,000-acre Canterra development, which already includes The Promenade Shops at Centerra, UCHealth-Medical Center of The Rockies and The Marketplace at Centerra. The new mixed-use district will add another layer of retail, housing and office space to this existing cluster of shopping, healthcare and commercial uses.
