Expanding prebuilt Town Hall suites at a 55% leased downtown office asset underscores how value-add owners are using turnkey space to compete for smaller tenants and accelerate lease-up.

Real Capital Solutions, in partnership with MRP Realty, has introduced a new phase of its Town Hall office concept at 1501 M Street NW, bringing six move-in-ready suites to the downtown Washington, D.C. property. The latest expansion is positioned as a turnkey option for tenants seeking immediate occupancy in the core office district.

The 178,510-square-foot office building at 1501 M Street NW was acquired by Real Capital Solutions in December 2024 for $29.3 million. Since the acquisition, the property has undergone a repositioning effort that includes broadening the Town Hall offering across the seventh and eighth floors. The building is currently reported to be approximately 55% leased, with the balance of space being marketed to new tenants.

Leasing at 1501 M Street NW is being led by a CBRE team consisting of Joe Coleman, Lara Nealon and Brittany Gosnell. The building is managed by Heyday Properties, which oversees day-to-day operations at the property. The Town Hall concept itself is overseen by MRP Realty, reflecting the firm’s role in shaping the flexible, prebuilt office suite strategy within the asset.

The newest Town Hall suites range in size from approximately 4,600 square feet to 6,000 square feet, offering a spectrum of options for tenants needing small to mid-size footprints. The spaces are designed as move-in-ready suites, reducing the need for tenant build-out and aiming to shorten the time from lease execution to occupancy.

The property is located at the corner of 15th and M Street NW in Washington’s East End submarket, a central business district location that provides direct access to Metro service and a wide selection of downtown amenities. The site also offers proximity to the 14th Street Corridor, providing additional retail, dining and entertainment options for office users.

Capital investment into 1501 M Street NW predates the most recent repositioning effort. The property underwent approximately $13 million in capital improvements in 2020, which helped modernize the building and upgrade its common areas and infrastructure. The current expansion of the Town Hall suites builds on that earlier program, further refining the asset’s positioning within the downtown Washington, D.C. office market.
