**Loden Development Unveils $75 Million Mixed-Use Project in Raleigh’s Warehouse District**

Loden Development is leading a $75 million mixed-use development known as The Depot, located at 327 W. Davie Street in Raleigh’s revitalized Warehouse District. Slated for completion in 2028, the project will feature a blend of office, retail, and hospitality components.

The site—a 2.37-acre property owned by the North Carolina Railroad Co.—currently houses a historic train depot building dating back to 1912, along with an adjacent surface parking lot. Loden plans to preserve the historic depot while transforming the parking area into a dynamic, modern facility.

The Depot will include an eight-story, 170-room hotel featuring a rooftop bar, over 30,000 square feet of retail space, and at least 20,000 square feet of office space. While a hospitality brand has yet to be selected for the hotel, Loden is committed to curating a diverse mix of retail tenants. Plans call for 10 to 20 retail units, with a mix of food and beverage establishments and a blend of local, regional, and national brands.

By reimagining a historic landmark as a 21st-century urban destination, The Depot aims to enhance Raleigh’s urban landscape while preserving a key piece of its architectural heritage.
