**Raleigh Developer Eyeing Hotel and Apartment Project in Brier Creek**

American Asset Corporation is seeking to revise the permitted land uses for a property it owns in Raleigh’s Brier Creek area, proposing a transformative shift away from office space. The site in question spans 18 acres located between Brier Creek Corporate Center and Brier Creek Commons Shopping Center.

The company is aiming to amend the development entitlement to eliminate office uses, reduce commercial capacity, and introduce plans for constructing 186 hotel rooms and 24 multifamily residential units. The current zoning for the property permits building heights of up to 20 stories—a designation American Asset is not seeking to alter.

The redevelopment plan affects six currently vacant and partially forested parcels at 8034 and 8040 Arco Corporate Drive as well as 3900, 3901, 3911, and 3921 Macaw Street. Combined, the parcels are valued at approximately $9.38 million.

American Asset Corporation has a substantial track record in commercial real estate, having developed more than six million square feet of commercial property to date.

This proposed zoning change reflects the broader market trend of adapting underutilized office space into mixed-use developments that better align with current demand for hospitality and residential options.
