PRP Real Assets has acquired the newly constructed Hyundai-Mobis Class-A Flagship Redistribution Center in Montgomery, AL for $66.5 million. The industrial facility is leased in its entirety to Hyundai under a 14-year lease term, with the obligations guaranteed by Hyundai-Mobis. As part of the transaction, PRP Real Assets has also agreed to provide an additional $30 million in funding to expand the property’s footprint by more than 240,000 square feet.
The redistribution center currently spans more than 450,000 square feet of Class-A, mission-critical logistics space. From this Montgomery location, Hyundai-Mobis supports over 2,000 dealers across the United States. The facility serves as the primary redistribution center in the U.S. for aftermarket service parts supporting the Hyundai, Kia, and Genesis brands.
The property was delivered in September 2025 on a 60-acre site in Montgomery, AL. It is fully integrated into Hyundai’s broader 1.6 million-square-foot campus in the city, which positions the facility within a larger automotive manufacturing and distribution ecosystem. The site is fully entitled for significant expansion, supporting the planned increase of more than 240,000 square feet funded by PRP Real Assets.
Hyundai-Mobis occupies 100% of the redistribution center and is the sole user of the building. The single-tenant structure, combined with the long-term lease and corporate guarantee, underscores the strategic importance of the facility to Hyundai’s U.S. operations. The expanded footprint funded by PRP Real Assets is intended to build on this core logistics role.
More broadly, Hyundai-Mobis has committed $26 billion to its United States operations through 2028. As part of that strategy, the company plans to increase its domestic manufacturing capacity in the U.S. by 64%. According to the information provided, this represents the largest expansion announced by a foreign automaker in the current cycle, and the Montgomery redistribution center forms a key component of that ongoing investment program.
The property’s integration within Hyundai’s 1.6 million-square-foot campus and its fully entitled status for further growth provide a platform for continued expansion of logistics capabilities in Montgomery. With long-term tenancy, a corporate guarantee, and planned capital investment for additional space, the transaction highlights the role of mission-critical industrial facilities within broader automotive supply chain plans in the United States.
