Provident Industrial has acquired 27 acres in Phoenix, Arizona, for the development of Aldea Exchange, a new three-building Class A industrial park. Valued at $80 million, the project will feature 471,439 square feet of newly constructed industrial space across its three buildings.

The development site is strategically located at the southwest corner of North 99th Avenue and West Montebello Avenue, placing it in the heart of Phoenix’s Southwest Valley submarket along the 101 Corridor. The location offers high visibility and direct access to Loop 101, providing seamless connectivity to key West Coast logistics hubs, including Southern California, the Inland Empire, and Las Vegas, as well as other major Western distribution markets.

Construction is slated to begin in the third quarter of 2026. Once completed, Aldea Exchange will bring Provident’s total warehouse space pipeline to over one million square feet.
