Large, long-term health care leases like Providence’s are supporting office absorption in Puget Sound, signaling that mission-critical users remain willing to commit to sizable footprints. For owners and lenders, this highlights the relative resilience of health care demand compared with broader office weakness.

Providence has committed to a major new office footprint at the Longacres campus in Renton, Washington, signing a lease for 259,570 square feet. The health care system will relocate administrative operations to the campus, which lies a short distance from its existing offices on Lind Avenue Southwest in Renton.

The leased space spans buildings at 1200 and 1300 SW 27th St., a portion of a well-known office campus in the Puget Sound region. Providence plans to occupy the premises in 2027, assuming space that had previously been used by Kaiser Permanente. The move consolidates Providence offices into a large, single-location commitment within the Renton market.

According to reporting from the Puget Sound Business Journal, the Providence transaction is the largest office lease completed to date this year in the broader Puget Sound area. The scale of the deal stands out against a backdrop of generally cautious office demand, and it highlights how large health care users continue to be active in the market.

A recent CBRE market report noted that the 10-year lease was executed in the prior quarter. The same report indicated that local office leasing activity has recently been driven in significant part by health care and legal tenants, with an additional 65,000 square feet taken by artificial intelligence-related users. Within that context, Providence’s lease was cited as a meaningful contributor to positive net absorption in the region.

The Longacres commitment follows an earlier real estate move by Providence in Renton. In 2022, the health system sold its three-building headquarters complex in the city, which totaled 319,000 square feet, to Seattle Children’s for $84 million. That sale reduced Providence’s owned office footprint in the area while setting the stage for a shift toward leased space.

Together, the headquarters disposition and the new Longacres lease illustrate an ongoing reshaping of Providence’s administrative real estate in the Puget Sound region. The forthcoming relocation to 1200 and 1300 SW 27th St. will place the health system’s office operations within one of Renton’s prominent office campuses, while also contributing a sizable, long-term transaction to regional office leasing statistics.
