**Jerry Colangelo Plans Major Condo Redevelopment at Biltmore Site**

Former Phoenix Suns owner Jerry Colangelo is seeking approval to transform his current office site into a new residential development. Through his company, JDM Partners, Colangelo has submitted plans to demolish a three-building, 64,000-square-foot office complex and replace it with a 203-unit condominium project called 2400 Biltmore Residential.

The proposed development will be located on a 6.26-acre parcel at 24th Street and Arizona Biltmore Circle—currently the site of JDM’s offices. In addition to the residential units, the project will include 5,000 square feet of ground-floor restaurant space and 11,000 square feet of office space.

Colangelo noted that the existing office buildings are outdated and no longer viable. “The office building is old and not redeemable,” he told the Phoenix Business Journal.

JDM Partners is also spearheading another significant office-to-residential conversion in downtown Phoenix: the former Chase Tower on Central Avenue. The 40-story tower, which has stood vacant since 2021, was once the largest office building in the Phoenix area by square footage and remains the city’s tallest building.

These redevelopment plans reflect a growing trend of repurposing aging commercial spaces to meet the increasing demand for urban residential living in Phoenix.
