Prologis Inc., a logistics company based in San Francisco, has applied for special exceptions to convert warehouses into data centers in Sterling, Virginia. According to the Washington Business Journal, Prologis is seeking permission for additional density beyond what is allowed by the current zoning regulations at their properties located at 42121 and 45181 Global Plaza.
The two adjacent industrial buildings owned by Prologis cover approximately 81,000 square feet and sit on a development site of about 10 acres. The existing zoning allows for up to 261,000 square feet of development on this site. However, Prologis is looking to increase this limit to nearly 436,000 square feet.
This isn’t the first time that Prologis has requested new zoning regulations for data center developments in Northern Virginia. In January of this year,
the company submitted a similar request for rezoning and special exceptions at another nearby industrial warehouse property. If approved,
this exception would allow them to build up
to approximately750 ,000 square feet of data centers instead
of the currently permitted maximum of450 ,000squarefeet.
