Prologis Breaks Ground on 786K-SF Northwest Depot Logistics Park in Cedar Park

A large speculative program by Prologis in a submarket with materially lower vacancy than the region suggests institutional capital is comfortable adding supply despite a broader market slowdown.

Prologis is moving forward with development of a 75-acre logistics park in Cedar Park, where the company is preparing to begin site work on the first phase of the Northwest Depot project along Brushy Creek Road.

According to reporting referenced from the Austin Business Journal, Prologis plans six speculative, built-to-suit warehouse buildings in this initial phase. The structures are designed to range from 88,200 square feet to 166,800 square feet, with a combined footprint of 786,000 square feet.

The developer indicates that all six buildings are fully permitted, positioning the project to proceed on an expedited timeline. Prologis expects construction of this phase to be completed within approximately twelve months, subject to normal development progression.

Market statistics from Partners Real Estate highlight the context for the project within the Northwest submarket. At the end of last year, that submarket posted an industrial vacancy rate of 8.2%, well below the broader regional vacancy level of 14.8%. At the same time, roughly 1.1 million square feet of industrial space was under construction across the area, reflecting an active development pipeline.

Leasing responsibilities for Northwest Depot have been awarded to Cushman and Wakefield. The firm’s team of Brian Liverman and Matt Jacobs is leading marketing and tenant outreach for the new warehouse space.

Northwest Depot adds to Prologis’s existing industrial portfolio in the Austin area. The company reports holding 70 properties in the region, totaling more than 8 million square feet and serving 145 customers. In addition to its standing footprint, Prologis notes that it has a further 1.3 million square feet of industrial product slated for future development in the Austin market.

Collectively, the new Cedar Park project, ongoing construction activity across the Northwest submarket, and Prologis’s broader regional pipeline underscore continued institutional interest in modern industrial facilities in and around Austin, even as vacancy patterns vary between specific submarkets and the wider region.
