Prologis Acquires Chantilly Industrial Facility for $76.5M

Prologis Inc., the San Francisco-based real estate investment trust known for its focus on logistics, industrial, and data center properties, has acquired a new flex industrial facility in Chantilly, Virginia, for $76.5 million. The newly built, Class A facility spans 232,500 square feet and sits on approximately 15.5 acres near Dulles International Airport.

The property, located at 43035 Little River Turnpike and referred to as ELP Dulles, was completed in 2024. Miami-based Elion Partners was the seller. Elion initially purchased the undeveloped land in 2021 for $13.1 million.

According to CBRE marketing materials, the building includes 220,900 square feet of warehouse space and 11,600 square feet of office space. The facility features a 36-foot internal clear height, 37 loading docks, and parking accommodations for 42 trailers and 172 cars.
