The redevelopment of Mall West End is set to move forward as the City of Atlanta and a team of developers, led by BRP Companies and The Prusik Group, are ready to begin work on the 12-acre site. This project is part of a larger $450 million plan to transform the property into a mixed-income, mixed-use affordable housing development.
To fund this ambitious project, Atlanta Urban Development has provided a $5 million acquisition loan while another $5 million comes from Atlanta Beltline Inc. Additionally, Merchants Capital has contributed $19 million in acquisition financing.
Construction for this redevelopment is expected to commence in 2025 with phase one scheduled for completion in 2026. The current plans include:
– A total retail space of 125,000 square feet which will feature amenities such as grocery stores, fitness centers and local boutiques.
– There will be approximately 900 rental units available with an emphasis on providing workforce housing (70%), affordable units at or below 50% AMI (20%) and those at or below80% AMI (10%).
– At least10%of commercial space will be reserved for small businesses that meet certain qualifications.
– Student-targeted housing options are also being planned along witha150-key hotel.
-A medical office space measuring about12 ,000 square feetis also includedinthe plans.
