Sequencing a second multifamily phase alongside marketing a carve-out hotel pad illustrates how developers are monetizing large land positions while keeping core pipeline control.

Proffitt Dixon Partners has outlined the next phase of its activity at the Second Avenue property where it recently completed Chamberlain House, a 345-unit multifamily community. Earlier this year, the firm wrapped construction on the six-story residential project, which is organized around a central pool area on the first floor.

The developer is now turning its attention to Ferra, a follow-on mixed-use venture planned with 325 apartments and ground-level space designed for retail and restaurant tenants. According to reporting from the Nashville Business Journal, Proffitt Dixon Partners is targeting a 2027 construction start for Ferra, with project delivery anticipated the following year.

Ferra is planned as a taller second phase compared with Chamberlain House, reflecting a different approach to site planning and amenity placement across the property. While the initial phase centers activity at the ground-level pool courtyard, the second phase is slated to feature a rooftop pool and amenity deck, signaling a vertical shift in the resident amenity experience.

EOA Architects and Axiom Architecture are leading design work for the upcoming phase at 1000 Second Ave. N. Their assignment covers the mixed-use structure that will incorporate the residential units above and the planned street-level retail and restaurant space.

Proffitt Dixon Partners assembled the larger redevelopment site in 2021, when it acquired the 5.98-acre Second Avenue property for $32.53 million. That transaction established the land basis for both Chamberlain House and the future Ferra phase, positioning the firm to execute a multi-phase mixed-use strategy on the same tract.

In addition to planning new construction, the developer is also exploring disposition options for a portion of the site. Proffitt Dixon Partners has hired Stream Realty to market a 0.8-acre parcel adjacent to the Jefferson Street Bridge as a potential hotel development opportunity. The marketing effort introduces a potential hospitality component to the area, although specific development plans or partners for a hotel project have not been disclosed.

With Chamberlain House now complete, Ferra queued up with a defined construction window, and a separate hotel pad being taken to market, Proffitt Dixon Partners is advancing a multi-faceted strategy for its Second Avenue holdings that combines stabilized multifamily, pipeline development and prospective third-party hotel investment on a single assembled site.
