Re-leasing a nearly 250,000-square-foot Plaza tower as a long-term tenant prepares to relocate underscores how owners are leaning on Class A product and institutional brokerage to capture flight-to-quality demand.

Price Brothers has selected CBRE as the exclusive leasing agent for Valencia Place, a 10-story office tower located at 444 W. 47th St. in Kansas City. The building, delivered in 2000, totals approximately 250,000 square feet and is positioned as a Class A asset in the Country Club Plaza area. CBRE has been engaged to lead the next phase of leasing as the property prepares for future tenant transitions.

Valencia Place was originally designed by CDFM2 prior to that firm’s merger with HOK, reflecting an institutional-quality design pedigree. Over time, the building has served as a long-standing home for Lockton Companies, establishing it as a recognizable corporate address within the local office market. The property’s physical profile and design lineage support its positioning as a trophy asset within its submarket.

Lockton Companies, which has occupied Valencia Place for many years, plans to relocate to a larger footprint in an approximately 450,000-square-foot build-to-suit headquarters in Leawood, Kansas. That relocation is planned for early 2030, creating a defined timeline for backfilling space at Valencia Place. The upcoming move opens the door for new tenants seeking a sizable, high-end presence in the Country Club Plaza area.

CBRE’s Bob Fagan and Matt Eckert are leading the marketing assignment on behalf of Price Brothers. The team’s mandate covers the full leasing strategy for the building, including outreach to prospective occupiers and positioning the asset within the broader Kansas City office landscape. Their role underscores the owner’s decision to deploy a dedicated institutional brokerage platform to manage the transition as space becomes available.

Recent investments by Price Brothers have focused on enhancing both amenities and infrastructure at Valencia Place. The property now offers an updated lobby reception area along with fitness and dining spaces, aligning the building’s features with tenant expectations for modern workplace environments. These upgrades are intended to support tenant attraction and retention as the building moves into a new leasing cycle.

Commenting on the assignment, CBRE senior vice president Bob Fagan described Valencia Place as a trophy Class A office building being brought to market at a time when comparable availability in the area is limited. He noted that demand for high-quality office space remains strong, and that the building provides companies with an opportunity to establish a significant presence in the Country Club Plaza district. This framing positions Valencia Place as a key option for occupiers seeking scale and quality within a constrained supply environment.
