### Powerhouse Poll Forecasts Increased Multifamily Sales Activity in 2025
Renter demand is projected to outpace apartment supply in 2025, according to Berkadia’s Multifamily Powerhouse Poll Outlook. A survey of 320 Berkadia investment sales advisors and mortgage bankers revealed that 59% anticipate this trend, with Class A and Class B rental housing, along with affordable housing properties, expected to draw the most investor interest.
Although nearly half (47%) of respondents believe that inflation will continue to significantly impact commercial real estate investment activity, 62% foresee transaction volume increasing under the Trump administration.
“Despite ongoing challenges such as inflationary pressures, high interest rates, and growing distressed opportunities, investors continue to recognize significant opportunities in the multifamily sector,” said Ernie Katai, Executive Vice President and Head of Production at Berkadia. “While market fundamentals may remain soft through 2025 due to new supply entering the market, the core drivers of rental housing remain strong, and investor confidence in the sector is high.”
