**Portman to Transform Alpharetta Office Complex into Mixed-Use Destination**
Portman, a prominent developer based in Atlanta, is set to redevelop part of the 150-acre Brookside office park in Alpharetta, Georgia. Built in the late 1990s, the campus has seen a decline in occupancy, prompting new plans for a dynamic mixed-use district.
The project will include up to 60,000 square feet of retail space, 335 apartments, and 75 townhomes. One of the two existing office buildings, comprising 130,000 square feet, will remain in use as office space. However, its first floor will be reconfigured to accommodate retail use, creating a more integrated and vibrant community environment.
Portman will lead the entire redevelopment effort, handling both the residential and retail components, rather than dividing responsibilities among multiple developers.
Bridge Commercial Real Estate originally acquired the two Brookside office buildings in 2021 for $41 million. Portman now has the property under contract for an undisclosed amount and anticipates breaking ground on the project in 2026.
