**Portman Holdings to Transform Alpharetta’s Brookside Office Park into Mixed-Use Development**
Portman Holdings has acquired Brookside Office Park in Alpharetta, Georgia, marking the beginning of a major redevelopment project for the 20-acre site. The current property features two Class-A office buildings totaling approximately 266,000 square feet. As part of its redevelopment strategy, Portman will retain one of the buildings—spanning 130,000 square feet—while demolishing the other to make way for a vibrant, mixed-use community.
The proposed redevelopment plan features 335 multifamily residences, 70 townhomes, and approximately 60,000 square feet of retail and restaurant space. The leasing efforts for the retail components will be led by Dotan Zuckerman, Portman’s Head of Retail Development, along with Retail Leasing Manager Anders Fry.
Originally built in the early 1980s, Brookside Office Park has experienced declining occupancy over the years. This underutilization has created a ripe opportunity for reimagining the site to meet modern community needs.
“With Brookside, we’re taking an older office campus and giving it new life—keeping the best of what’s there while bringing in housing, retail, and spaces that make it a real part of the community,” said Mike Greene of Portman Holdings.
Construction is expected to begin in summer 2026, with project completion anticipated by 2029.
