Portman Breaks Ground on 714K-SF Gateway 1960 Industrial Park Near Houston’s Bush Airport

Portman Breaks Ground on 714K-SF Houston Warehouse Facility
CRE Market Beat Take
New Class A bulk and mid-bay supply near a major air hub should enhance optionality for logistics users while increasing competitive pressure on older Houston industrial product.

Portman has begun construction on Gateway 1960, a three-building, Class A industrial park totaling 714,233 square feet in Houston. The project is scheduled to be delivered in the third quarter of 2027. Gateway 1960 is positioned near George Bush Intercontinental Airport and offers quick access to Interstate 45, placing it in a well-connected logistics corridor for regional and national distribution.

The industrial park will consist of three distinct warehouse buildings designed for a range of tenant requirements. The largest building will be a 440,323-square-foot cross-dock facility intended to support high-throughput distribution and logistics operations. A second structure will be a 157,723-square-foot front-load building, while the third will be a 116,293-square-foot rear-load building, providing additional flexibility for different loading and operational needs.

Each of the three buildings at Gateway 1960 will feature divisible configurations, allowing Portman to accommodate tenants seeking various footprints within the overall project. The warehouses are planned with spec office space, enabling users to establish on-site administrative functions without lengthy build-out timelines. The facilities will also incorporate LED lighting and dock-high loading equipped with levelers, with the stated goal of allowing tenants to move in and begin operations immediately upon delivery.

Gateway 1960 marks a continuation of Portman's expansion into the industrial sector. The company launched its industrial business line in 2021 and has since built a portfolio that includes 4.5 million square feet developed and an additional 6.4 million square feet under development. Its pipeline spans several key logistics and population centers across the United States, including Boston, New Jersey, Philadelphia, Charleston, Austin and, with Gateway 1960, Houston.

Marketing and leasing responsibilities for Gateway 1960 are being led by Partners, which is representing the project on behalf of Portman. The involvement of a dedicated leasing team underscores the developer's focus on positioning the park for occupancy as construction advances toward the planned 2027 completion.

The development team for Gateway 1960 brings together multiple specialized firms. Angler Construction is serving as the general contractor for the project, Powers Brown Architecture is providing architectural design services, and Langan is acting as the civil engineer. Together with Portman, these firms are advancing the Class A industrial park from initial site work through vertical construction and delivery.
