"Plans for Two Hotels on Iconic Austin Cafe Location Announced"

Sutton Co. and KOA Partners have joined forces to redevelop the former Hill’s Cafe location on South Congress Avenue in Austin. The project, known as “The Hills,” will feature a mix of uses including hotels, residential units, office space, and retail.

Hill’s Cafe was a beloved Austin establishment that first opened its doors in 1947 but closed down in 2018. The redevelopment plans to honor this history by keeping the name for one of its new restaurants and incorporating an entertainment venue and courtyard on-site.

According to reports from the Austin Business Journal, The Hills is expected to include 444 multifamily units along with up to 100,000 square feet of office space and up to 40,000 square feet for retail shops and dining options.

In addition to these amenities, two hotel projects are also being considered for the site – a boutique hotel as well as an extended-stay option. With such diverse offerings planned for this iconic location on South Congress Avenue,
