Planned Community Developers has closed on a 120-acre site in Pearland for The Orchard, a large-scale mixed-use destination planned at the intersection of Highway 288 and Beltway 8. The land acquisition comes on the heels of Pearland City Council approving the development, allowing the project to move forward into its next phase.
The Orchard is being positioned as a multiphase destination combining retail, dining, entertainment, office and residential components on a single master-planned site. The development program calls for approximately 250,000 square feet dedicated to retail, restaurant and entertainment space, distributed throughout the property in a variety of formats and adjacencies.
On the office side, The Orchard is expected to include between 150,000 and 300,000 square feet of Class A space. The range provides flexibility to align future office construction with demand as the project progresses, while keeping the overall vision focused on high-quality, institutional-caliber product.
The residential component is planned at approximately 1,100 multifamily units, adding a significant housing element to the mix and supporting on-site demand for the project’s retail and services. With housing, office and entertainment all contemplated for the same site, The Orchard is designed to function as a live-work-play environment within Pearland.
Planned Community Developers has engaged CBRE to lead retail leasing efforts for the roughly 250,000 square feet allocated to shopping, dining and entertainment uses. CBRE professionals Jazz Hamilton and Rusty Lilley will oversee merchandising and tenanting, with available opportunities expected to include waterfront restaurant sites, plaza-facing storefronts, retail pads, traditional inline suites and larger anchor spaces.
For the office component, PCD has tapped JLL to spearhead leasing for the planned 150,000 to 300,000 square feet of Class A space. JLL’s Jon Dutton and Andrew Elliott will direct office leasing strategy and execution as the team seeks to attract users to the new construction within The Orchard.
The combination of city council approval, site control and defined leasing teams across both retail and office positions The Orchard to move forward from planning into execution. As the project advances, leasing progress across its retail, entertainment, office and multifamily components will help shape how this new mixed-use district contributes to Pearland’s long-term growth trajectory.
