PlaceMKR Buys Five-Property At Home Retail Portfolio for $31.85M from LCN Capital Partners

Texas investors are locking in fixed-rate, life company debt on stabilized mixed-use assets while capital continues to target net lease retail and multifamily across secondary markets.

Recent activity across Texas showcases a mix of investment sales, portfolio acquisitions and refinancing spanning retail, multifamily, industrial and mixed-use assets.

PlaceMKR acquired a five-property, multi-state retail portfolio of single-tenant, long-term triple net lease assets anchored by At Home home furnishing stores for $31.85 million. The portfolio was purchased from LCN Capital Partners, with Bryn Feller and Josh Dicker of Northmarq brokering the transaction. Three of the assets are located in Texas, including stores at 600 W. Kelly Ave. in Pharr, 642 S. Walnut Ave. in New Braunfels and 2650 W. Interstate 20 in Grand Prairie, underscoring ongoing investor interest in net lease retail backed by national tenants.

In the multifamily sector, Marcus & Millichap closed the sale of Retreat at 2818, a 248-unit apartment community in Bryan, Texas. The property was exclusively marketed on behalf of the seller, a Texas-based private client, by Marcus & Millichap investment specialists Alec Schenk, Nick Fluellen, Bard Hoover and John McGregor from the firm’s Dallas office. The team also procured the buyer, a California-based real estate investment firm, highlighting continued cross-border capital targeting Texas multifamily assets.

Industrial demand remains evident in the East Plano submarket, where Rosewood Property Company obtained full ownership of a two-building, 200,818-square-foot industrial property by buying out Pillar Commercial’s interest. The 100% occupied complex, located at 3700 and 3712 E. Plano Parkway, consolidates Rosewood’s control of the asset. State Farm Life Insurance Company served as Rosewood’s lender on the acquisition financing, with JLL’s John Bauman arranging the financing on Rosewood’s behalf.

On the refinancing front, JLL Capital Markets arranged new debt for Supreme Golf Building and Sawyer Grocery, a two-building mixed-use portfolio in Fort Worth, Texas. The assets collectively comprise 37 residential units above 36,141 square feet of first-floor retail space. Working on behalf of the borrower, Magnolia Equity Partners, JLL secured a five-year, fixed-rate, non-recourse loan featuring full-term interest-only payments through a life insurance company lender, providing long-term balance sheet financing for the sponsor.

Taken together, these transactions reflect active capital flows into stabilized retail, multifamily, industrial and mixed-use properties across multiple Texas markets, supported by both private and institutional capital.
