**Pinecroft Realty Secures Financing for 258,000-SF Medical Outpatient Portfolio in Texas**
Pinecroft Realty has secured financing for an 11-asset medical outpatient portfolio located within the Dallas and Houston metropolitan areas. The portfolio spans a total of 258,000 square feet and was approximately 81% leased at the time of closing.
The financing transaction was led by Zack Holderman and Jesse Greshin of CBRE’s U.S. Healthcare Capital Markets Debt & Structured Finance team.
This multi-tenant portfolio features 37 healthcare tenants, ranging from major systems like St. Luke’s Health System and Texas Children’s Hospital to well-established regional physician groups and local medical practices. The properties currently generate strong in-place cash flows, with potential for additional upside through lease-up initiatives and market rent adjustments.
The investment is further enhanced by its proximity to the Texas Medical Center (TMC) in Houston — the largest medical complex in the world. TMC spans more than 1,300 acres and includes 60 member institutions, drawing significant annual investment and millions of patients.
