**Phoenix Targets City-Owned Land for Transit-Oriented Mixed-Use Development**
The City of Phoenix is moving forward with plans to rezone nearly 1.5 acres at the corner of 35th Avenue and McDowell Road, with the goal of spurring residential and commercial redevelopment along public transit routes.
The property, currently owned by the city, is slated for a request for proposals (RFP) once the rezoning process is complete. City officials plan to select a development team and review preliminary site plans and elevations during the planning process, gathering feedback before proceeding.
The envisioned redevelopment will focus on a medium- to high-intensity, mixed-use project. Plans include a diverse mix of retail, office space, live-work configurations, and residential units, all within close proximity to Phoenix’s Light Rail Corridor. Zoning changes would permit buildings ranging from two to four stories in height, aligning with the city’s goals for density and transit-oriented growth.
