**Phoenix Greenlights Zoning for Expanded TSMC Campus**

The Phoenix City Council has unanimously approved rezoning measures to allow industrial development on a roughly 900-acre site directly south of Taiwan Semiconductor Manufacturing Company (TSMC). The land, currently owned by the State of Arizona, is expected to be auctioned early next year, with a starting bid of nearly $200 million.

According to the Phoenix Business Journal, this site is part of a larger vision tied to the expansion of TSMC’s campus, which is central to the development of a massive mixed-use master-planned community known as NorthPark Phoenix. The development is projected to span over 7,000 acres and aims to transform the area surrounding the TSMC campus into a hub of innovation and growth.

NorthPark is one of two significant master-planned communities currently underway in proximity to the TSMC site. The second, known as Halo Vista, is further along in its development process. Plans for Halo Vista include a 2,300-acre community that would incorporate up to 30 million square feet of mixed-use space, including retail, office, hospitality, research, industrial, and healthcare sectors. In addition, it will feature up to 9,000 residential units upon full buildout.

The Halo Vista project is being developed by Mack Real Estate Group and McCourt Partners, with groundbreaking anticipated in the first quarter of 2026.

These developments signal a transformative phase for the Phoenix region, positioning it as a key player in high-tech manufacturing, innovation, and sustainable urban growth.
