Creation and PGIM Begin Construction on 635 Exchange Logistics Hub in Dallas
Creation, in partnership with PGIM Real Estate, has officially broken ground on 635 Exchange, a major logistics development totaling 600,000 square feet across three buildings. The project is located at the high-traffic intersection of I-35E and I-635 on a 36-acre site that was previously a landfill.
Taylor Mitcham of Creation emphasized the achievement in redeveloping the unique site. “Obtaining a Subchapter T permit in roughly 12 months for a former landfill is very impressive,” said Mitcham. “It couldn’t have been done without the expertise of our consultants – LGE Design Build, Vertex, Kimley Horn, Reed Engineering – and the support of PGIM Real Estate. This project comes at an ideal time to meet growing tenant demand and set a new standard for Class-A space.”
Positioned within one of Dallas’s most active industrial corridors, 635 Exchange is designed to appeal to a broad range of logistics and distribution tenants. Key features include building clear heights of 32 to 36 feet, generous trailer parking, and multiple highway access points. The development prioritizes operational flexibility and scalability for users.
LGE Design Build is spearheading both architectural design and construction, with project delivery expected in late 2026.
The 635 Exchange marks a significant redevelopment effort, turning a former landfill into a state-of-the-art logistics hub aimed at serving one of the nation’s most dynamic industrial markets.
