Permits have been granted for a new affordable senior housing project at 105 W. Tremont Ave. in the Morris Heights neighborhood of the Bronx. The planned building will rise 10 stories and is being developed by Crown Holdings in partnership with The Community Builders, described as one of the nation’s largest affordable housing organizations. The project is positioned as part of a broader neighborhood regeneration effort in Morris Heights, with a focus on adding dedicated senior housing options to the local residential mix.
The development will create 95 Affordable Independent Residences for Seniors, or AIRS, within an approximately 55,000-square-foot structure that will stand about 100 feet tall. The residences are intended for older adults and will be supported by a program of onsite amenities and services designed to make aging in place more feasible in a borough where demand for affordable housing is described as exceeding available supply.
Crown Architecture is leading the design for the new senior housing property. The building will incorporate a variety of resident-focused common areas, including community and recreational spaces that can support social interaction and programmed activities. An outdoor patio and garden are planned to give residents access to open-air space, while consultation rooms are being provided to accommodate support services and meetings.
Practical daily needs are also addressed in the program, with laundry facilities and bicycle storage included within the building. A 24-hour attended reception is planned at the property, offering residents a staffed entry and an additional layer of support and oversight throughout the day and night.
Sustainability and energy performance are central elements of the project. The development is designed to meet Passive House standards, which emphasize high levels of energy efficiency and building envelope performance. The building will be fully electric, avoiding on-site fossil fuel use as part of its design strategy. Complementing this approach, plans call for an approximately 1,800-square-foot rooftop solar array to contribute to the property’s power needs.
As an affordable, service-oriented senior housing development with a strong sustainability profile, the Morris Heights project is intended to respond to both demographic demand and housing affordability pressures in the Bronx. With permits now in place, the project is positioned to advance from planning toward construction as part of the ongoing regeneration initiatives in the Morris Heights neighborhood.
