**Pembroke Pines Developer Plans $1 Billion Transformation of Grand Palms Resort**

Developer John Yanopoulos of Y Group has unveiled a bold $1 billion vision to redevelop the Grand Palms Resort & Golf community in Pembroke Pines. The plan includes demolishing the existing hotel and replacing it with a modern, eight-story structure comprising two separate buildings—one housing 240 traditional hotel rooms and the other featuring 205 hotel-condo hybrid units.

In addition to the new hotel, the expansive proposal outlines the construction of three 10-story condominium buildings along with 17 two-story villa buildings. Each villa would come equipped with a private pool and a dedicated garage, targeting luxury-seeking homeowners.

The redevelopment efforts go beyond residential upgrades. Yanopoulos plans to fund the construction of a new 50,000-square-foot clubhouse, a redesigned entrance with a new guardhouse, updated road infrastructure, and an extensive renovation of the existing golf course.

The homeowners’ association has voted to move forward with negotiations on the proposal, marking a key milestone in the project’s development. However, city approval will still be required before work can proceed.

If approved, the redevelopment could significantly reshape the Grand Palms community and reflect the growing trend of luxury mixed-use developments in South Florida.
