Pegasus Facilitates $10.8M Sale of Rogers Park Multifamily Portfolio
Pegasus, a national commercial real estate advisory firm, has announced the successful disposition of an eight-building, 94-unit multifamily portfolio located in Chicago’s Rogers Park neighborhood. The portfolio, which sold for $10.8 million, was acquired by a seasoned local operator with an established presence in the area.
The transaction includes eight contiguous apartment buildings situated at 6705 to 6737 N. California Avenue. The seller, a California-based family office, inherited the assets in 2024 and engaged Pegasus to oversee the strategic sale process. Katherine Weaver of Pegasus served as the lead advisor on the deal.
The portfolio generated significant investor interest due to its rare scale among garden-style properties in Rogers Park. The appeal was further strengthened by recent capital improvements and the availability of assumable, interest-only CMBS financing. The buyer, a Chicago-based multifamily operator executing a 1031 exchange, plans to self-manage the assets and undertake further renovations and lease-up efforts.
