Pearlstone, AvantStay Debut The Code Hybrid Hotel-Condo in Austin’s Zilker Neighborhood

Hotel/Condo Concept Opens in Austin
CRE Market Beat Take
The Code illustrates growing use of hotel-condo structures to pair institutional-style management with individually owned units, expanding capital stack options for hospitality developers in amenity-rich neighborhoods.

A new hybrid hospitality property has opened in Austin with a concept that blends hotel service and condominium-style ownership. Pearlstone Partners has developed The Code, a five-story project operated by AvantStay that introduces a hotel-condo model to the local market. Positioned as a modern take on hospitality, the property combines fully furnished residential units with hotel-style operations, with each residence managed by AvantStay.

The Code is located at 2323 S. Lamar Blvd. in Austin’s Zilker neighborhood. The project delivers 177 fully furnished residences, bringing a sizable inventory of flexible-stay accommodations to this part of the city. The property is designed to support both short-term and extended-stay use, aligning the residential layouts and services with the needs of a range of stay durations while maintaining a unified operating platform.

Residences at The Code are offered in studio, one-bedroom, one-bedroom plus den, and two-bedroom configurations. Each unit includes a fully stocked kitchen, an in-unit washer and dryer, and a dedicated living space, reflecting a residential-style layout within a professionally managed hospitality environment. By combining these features with centralized operations, the project is structured to support guest bookings while also accommodating residential ownership within the same asset.

The Code’s amenity package is anchored by shared spaces intended to enhance the guest and owner experience. On-site amenities include a tanning ledge, a poolside outdoor kitchen, and a rooftop terrace, providing outdoor activation areas within the property. A 24-hour concierge and check-in service and secure parking are also provided, reinforcing the hotel’s service orientation while supporting the residential component.

The ground-floor lobby lounge extends the property’s hospitality offering with a food and beverage component. Operated with coffee and cocktail service by Cuvée Coffee, the lounge adds an activated social and gathering space at the entry level of the building. Taken together, the residences, amenities, and on-site services position The Code as an example of a hotel-condo concept that integrates hospitality operations with individually owned units in Austin’s Zilker neighborhood.
