JV equity backing a renovation-focused strategy at a large Texas A&M student housing asset points to continued capital interest in value-add student housing near major universities.

A joint venture between PCCP and The Dinerstein Companies has acquired a pair of adjacent student housing communities totaling 1,128 beds in College Station. The properties, located at 1300 Harvey Mitchell Parkway South and serving students at Texas A&M University, were previously known as 2818 Apartments and Parkway Place. Following the transaction, the communities have been combined and rebranded under a single flag as Sterling College Station.

The sellers in the transaction were Mountain Capital Partners and Homestead. The deal transfers control of an established student housing portfolio that has been in operation for well over a decade. While financial terms were not disclosed, the acquisition positions the new ownership to oversee a sizable concentration of purpose-built student housing in close proximity to a major public university.

Sterling College Station comprises two adjacent cottage- and garden-style communities developed in consecutive years. One phase was delivered in 2008 and the second in 2009, creating a multi-phase asset that together spans a 44-acre site. Across the combined property, there are 350 residential units providing a total of 1,128 beds.

The unit mix at Sterling College Station includes one-, two-, and four-bedroom floorplans. Average unit size is approximately 1,230 square feet, reflecting layouts that are designed to accommodate student living and shared arrangements. The scale of the community and the variety of floorplans enable it to serve a broad range of student housing needs, from individual residents to larger roommate groups.

The property is amenitized with a range of recreational, fitness and study-oriented features. On-site amenities include a covered basketball court and a cabana with an outdoor grilling station, supporting year-round outdoor activity. Residents also have access to a beach volleyball court and a 24-hour fitness center, offering multiple options for exercise and wellness.

Academic and community-focused spaces are incorporated into the design of Sterling College Station. The communities feature private study rooms and a 24-hour business center with a cyber café, providing dedicated areas for individual and group work. A clubhouse includes a community kitchen, WiFi, a game lounge and pool tables, serving as a social hub for residents and supporting a mix of study and recreation needs.

Following the acquisition, the joint venture has outlined plans to implement a comprehensive renovation and operational improvement program at Sterling College Station. While specific scopes and timelines have not been disclosed, the initiative is expected to address both physical upgrades and property operations. The planned program is intended to further position the community within the College Station student housing market and enhance the experience for residents attending Texas A&M University.
