**Path Construction Begins Residential Conversion in Chicago’s River North**

Path Construction has officially broken ground on the residential conversion of the existing commercial building at 111 West Illinois Street, located in Chicago’s River North neighborhood.

Originally built in 2008, the 10-story building previously housed tenants such as Salesforce and WeWork. The redevelopment project will revamp the upper floors into 153 modern luxury apartments, featuring a variety of floor plans including studio, one-bedroom, one-bedroom with den, and two-bedroom units.

“Our group, along with development partner WindWave Real Estate and investment partner Landrock, collaborated to complete closing earlier this week on the construction loan with Barings,” said Ric Krause of Path Construction. “Now we are excited to have our team commence the construction to bring this incredible transformation to life—turning a vacant office into vibrant, luxury living.”

The project is notable as one of the first office-to-residential conversions in Chicago to move forward without public subsidy since 2023. It signals strong private-sector interest in adaptive reuse and urban revitalization initiatives.
