Pasadena Restaurant Space: Vacant Retail to be Transformed

Lee & Associates recently finalized the sale of 865 E. Colorado Blvd., a retail building in Pasadena, for $7.1 million. Robert Clifford and Vaun Lennon from Lee & Associates – West LA, and Colleen Carey and Jodi Shoemake from Lee & Associates – Pasadena represented the seller KSO Pasadena, LLC while Sean Fang from Lee & Associates – Pasadena represented the buyer.

Located at the northwest corner of Lake Avenue and Colorado Boulevard, this 10,039 square foot building was vacant at time of sale but under-utilized due to its prominent location. The brokers proposed maximizing use by transforming it into a restaurant space with improvements already underway to include a 24′ bow truss ceiling as well as basement and mezzanine areas that will benefit from zoning changes currently awaiting approval by City of Pasadena’s CD-5 Specific Plan . In addition to these renovations being made now ,Lee &Associates -Pasadena will assist in leasing out this new restaurant space soon .
